Today I want to talk about how the San Diego real estate market is doing, specifically here in Carmel Valley ZIP Code 92130. So, I looked at the data, I compared August 2021 versus August 2022, and we are seeing 64% more homes on the market, we’re seeing 27% less homes closing. We’re seeing homes taking longer to sell. Last year in August it took about two weeks to sell a house right now it takes closer to a month. Knowing that, even though we have more homes on the market, we are seeing still a low number of inventory. Our inventory level is about a two month supply which is pretty low. So that is still a sign of a sellers market. In order to have a balanced market you really need to have a 4 to 5 month supply. The good news is our median sales price has gone up by 17% compared to last year this time so that is pretty nice. So if you’ve been thinking of selling, definitely it is a good time to sell because you still have a low number of inventory so you have less competition. I definitely recommend for you to move forward with the sale of your house. You want to make sure that you do your research upfront. You want to make sure that you price your home accordingly. You don’t want to under price it, you don’t want to over price it. You want to make sure you don’t run into a situation where you have to do a price reduction. So you want to sit down with your agent and talk about that. Also you want to make sure your house is in very good condition. By condition I don’t mean that you’ll have to remodel in order to sell, but I want you to make your house in the best condition so when you get an offer or you get offers, you know that that’s the best offer you could get based on the condition of your home. Otherwise you’re going to be leaving money on the table if you don’t do that.
