I compared December of 2022 versus December of 2023. Our median sales price is up by 8%. Our inventory level has more than tripled. That’s amazing! Even though we always say there’s not enough inventory.
And I looked in the last 30 days, 60% of the buyers who bought house in Carmel Valley, they paid cash. That’s very interesting. And also I’m noticing that a lot of buyers are back on the market because the rates have dropped to 6% approximately. And every single family house in Carmel Valley that didn’t sell end of last year is selling right now. Pretty much every single family house in Carmel Valley is selling really quickly.
So if you have a difficult property to sell, I highly recommend you put your house on the market right away before anything changes.
