Closing Costs: What Buyers and Sellers Should Know

Closing costs can often be a source of confusion and surprise for both buyers and sellers in a real estate transaction. To help clarify this process, here’s a breakdown of what each party can generally expect to pay for:

What the SELLER typically pays for:

  1. Standard CLTA owner’s Title Insurance
  2. 50% of Escrow Fee
  3. Notary Fees
  4. Demand Fees
  5. Document preparation fee for Deed
  6. Documentary transfer tax ($1.10 per $1,000.00 of sales price)
  7. Any City Transfer/Conveyance Tax (according to contract)
  8. Any bond or assessments (according to contract)
  9. Any and all delinquent taxes
  10. Any unpaid Homeowner’s dues
  11. Any FHA or VA loan fees required by Buyer’s Lender
  12. Payoff of all loans in Seller’s name (or existing loan balance if being assumed by Buyer)
  13. Interest accrued to Lender being paid off, Statement Fees, Reconveyance Fees, and any Prepayment Penalties
  14. Home Warranty (according to contract)
  15. Any judgment, tax liens, etc. against the seller
  16. Recording charges to clear all documents of record against Seller
  17. Tax proration (for any taxes unpaid at time of transfer of title)
  18. Seller’s portion of Sub-Escrow Fee
  19. Real Estate Commission
  20. Homeowner’s Transfer fee

What the BUYER typically pays for:

  1. Escrow Loan Tie-In Fee
  2. 50% of Escrow Fee
  3. Document preparation (if applicable)
  4. Notary Fees
  5. Recording charges for all documents in Buyer’s name
  6. Tax proration (for date of acquisition)
  7. All new loan charges (except those required by Lender for Seller to pay)
  8. Assumption/Change of Records Fees for takeover of existing loan
  9. Beneficiary Statement Fee for assumption of existing loan
  10. Inspection Fees (roofing, property inspection, geological, etc.)
  11. Home Warranty (according to contract)
  12. City Transfer/Conveyance Tax (according to contract)
  13. Fire Insurance Premium for the first year
  14. Buyer’s portion of Sub-Escrow Fee
