Income Approach: This approach values a property based on its potential to generate rental income, making it ideal for commercial properties like apartment buildings. It involves calculating net income (rental income minus expenses) and applying a capitalization rate to determine value. This method assesses the reliability of rental income and the property’s long-term investment potential. Appraisers consider various approaches, including sales comparison and cost approaches, to determine the most suitable method for valuing a property, ensuring the highest and best use in their final report.
